Location is always an issue when dealing with properties and this house on a map gives great meaning to that concept.

If you’re looking to learn how to get started in turnkey rentals, one of the first topics you’ll be exposed to is location. Location is one of the most important factors in investment rental properties – it’s one of the first factors tenants typically look for, and can make the difference between a completed agreement and a potential client looking elsewhere.

From a property value standpoint, there’s little more important to location than what it gives the renter and family access to. This can change based on preference, but as far as the overall market goes, a few typically desirable areas near a property’s location include:

  • Public transit
  • Grocery stores, shops and restaurants
  • Freeways (not too close, but close enough)
  • Water access (in places with lakes or other large water bodies)

There are also a few areas of proximity that are typically considered location downsides:

  • Airport (like freeways – great if you’re just far enough away, bad if you’re too close)
  • Directly on or next to a freeway or major road
  • Fire stations or hospitals
  • Busy intersections


Neighborhood safety is another big crux point, especially for people with children or who may have children in the near future. It’s easy to look up crime statistics online these days, and also to check whether neighborhoods have a neighborhood watch in place. Safe areas attract the best tenants, who in turn help raise property values over time – it’s a good cycle to get in on the ground floor.


Proximity to schools deserves its own paragraph because of the way it can vary in real estate valuation. Some people view living close to a school as a positive, especially those with children, and many areas will have values that reflect this. Others, however, especially those without children, prefer to live away from the traffic and crowding that can often come with living very close to a school. You may have to do some research on the specific effect of schools in an area you’re looking at.
